The statement is the product
For most owners, the monthly statement is the only part of property management they actually see. So we treat it seriously: one page, plain language, numbers that reconcile to your bank deposit, and every expense backed by an invoice and, where relevant, photos of the work.
Tax time, without the shoebox
Rental income is reported on your tax return, and your accountant will want income and expenses organized by category — repairs and maintenance, management fees, insurance, utilities, property tax and so on. Our year-end package groups everything that way, with supporting documents, so preparing your return is a short conversation rather than a scavenger hunt.

When do statements arrive?
Monthly, on the same date as your owner payout, with all supporting invoices attached.
Do you prepare tax returns?
No — we prepare an organized year-end summary of rental income and expenses with supporting documents for your accountant, who prepares the return.
What is the operating reserve?
A small float held for your property so routine repairs can be paid promptly. The amount is agreed with you and shown on every statement.
