An apartment building has dozens of tenancies, shared systems that never switch off, staff and contractors, and a rent roll that has to be collected and reconciled every month. Small inefficiencies multiply across every suite. Our job is to run it like the business it is — predictable operations, accurate books and no surprises for the owner.

Operations, floor by floor

Toronto rules for apartment buildings

In Toronto, apartment buildings with three or more storeys and ten or more units fall under RentSafeTO: registration, posted cleaning, pest and waste plans, a tenant service request process and City evaluations. Every multi-residential building also needs Fire Code compliance — a fire safety plan, monthly and annual inspections of life-safety systems, and records kept on site. We keep those programs current and the paperwork ready for inspectors.

Capital projects and above-guideline increases

Major work — a new roof, boiler replacement, window or balcony programs — is planned years ahead in a capital plan, tendered to qualified contractors and managed to budget. Where eligible capital expenditures qualify, we can prepare an above-guideline increase (AGI) application to the Landlord and Tenant Board with the evidence it requires.
