What “full-service” actually means here

Plenty of companies say full-service and mean “we found you a tenant.” At DF Property Management it means one accountable team runs the rental day to day, for as long as you own it: finding the right tenant, keeping rent on schedule, fixing what breaks, staying on the right side of Ontario's Residential Tenancies Act, and telling you — in writing, every month — exactly what happened with your money.

You approve the big decisions. We handle everything underneath them.

How the first 30 days go

We start with a walkthrough of the property, a rental price analysis based on current comparable listings, and a short list of anything that should be fixed before marketing. Once you sign the management agreement, we collect keys, documents and any existing lease, introduce ourselves to current tenants (if there are any), set up rent payments, and open your owner ledger. From then on, you hear from us on the statement date — and any time a decision needs you.

Do I have to use your trades?

No. If you have a contractor you trust, we'll happily dispatch them. Where you don't, we use our own vetted, insured trades. Either way, every job is logged with photos and the invoice goes on your statement.

Can I set a repair approval limit?

Yes. You choose a dollar threshold in the agreement. Routine repairs under it are handled and reported; anything above it waits for your approval — except genuine emergencies, where we act first to protect the property and the tenant, then call you.
