The North York rental market

Along the Yonge corridor — Willowdale, Yonge & Sheppard, North York Centre — the rental stock is mostly condo suites close to the subway, popular with students and young professionals. Behind them, neighbourhoods like Bayview Village, Don Mills, Bathurst Manor and Newtonbrook are full of 1950s–70s bungalows and back-splits, frequently rented as whole houses or split into an upper unit and a basement suite. Larger lots and older mechanical systems mean preventive maintenance matters.

Apartment buildings & commercial property in North York

North York's rental towers went up in the 1960s and 1970s on large suburban lots, and most are still privately owned. The biggest clusters are around Jane and Finch along Driftwood Avenue and Yorkwoods Gate, at Bathurst and Steeles, in Parkway Forest near Don Mills and Sheppard, and on the Yonge corridor in Willowdale, where older rental slabs sit between newer condos. Don Mills worked garden apartments into its planned layout from the late 1950s. Expect big garages, long corridors, family-size suites and tenants who stay for years. On the commercial side, suburban office clusters at Consumers Road near Victoria Park and Sheppard and in the Duncan Mill area off Don Mills Road, with North York Centre's towers on Yonge. The Keele–Finch and Dufferin–Finch employment lands hold multi-bay industrial for contractors, distributors and food processors, and strip plazas from the 1960s to the 1980s line Steeles, Bathurst and Wilson.

As part of the City of Toronto, North York properties follow Toronto's by-laws: Vacant Home Tax declarations, RentSafeTO for qualifying apartment buildings, multi-tenant house licensing and the rental renovation licence. Many North York condos were first occupied after November 15, 2018, which affects whether the rent increase guideline applies.

Do you manage bungalows with basement units in North York?

Yes. Split bungalows are common here — we manage both units with separate leases and clear terms for shared utilities, laundry and outdoor space.

Are newer Yonge Street condos rent-controlled?

Units first occupied for residential purposes after November 15, 2018 are generally exempt from Ontario's rent increase guideline. We check each unit's status before issuing any increase.

Do you manage older rental towers near Jane and Finch or in Parkway Forest?

Yes. Large 1960s and 1970s towers are the core of our apartment work. We run leasing and collections, oversee the superintendent, schedule Fire Code checks of alarms, sprinklers and emergency lighting, keep the RentSafeTO registration current and build a capital plan for elevators, boilers, garages and balconies that the owner can budget against.

Can you manage a North York strip plaza or small office building?

Yes. For plazas we collect rent and additional rent, contract snow and parking-lot work, handle roof and HVAC repairs and prepare the year-end CAM reconciliation for each lease. For older office near Consumers Road or Duncan Mill we focus on operating costs and suite readiness. Commercial leases fall under the Commercial Tenancies Act, not the Landlord and Tenant Board.
