Unit-level management, not condo corporation management
To be clear about scope: we manage individual condo units on behalf of their owners — leasing, tenants, rent and in-suite repairs. We don't manage condominium corporations themselves; that's the role of the building's licensed condominium manager, and we work alongside them.
New build? We can start before closing.
Many GTA investors buy pre-construction and take occupancy with little time to find a tenant. We can help with the pre-delivery inspection (PDI) deficiency list, price and market the unit ahead of occupancy, and line up a tenant so your carrying costs start being covered as soon as possible.
Rent control and newer condos
Units first occupied for residential purposes after November 15, 2018 are generally exempt from Ontario's rent increase guideline. That's an important distinction for a lot of newer GTA condos — and we track it for each unit so renewals are priced correctly and notices are issued on time.

Do you manage condo buildings?
No — we manage individual condo units for their owners. The condominium corporation is managed by its own licensed condo manager, whom we coordinate with.
Can you lease my pre-construction unit before occupancy?
Yes. We can market the unit ahead of your occupancy date and help with the PDI deficiency list so a tenant is ready when you get keys.
Who pays condo fees?
The owner remains responsible for condo fees. We track them on your statement and can pay them from rent received if you prefer.
