For a vacant or new property
- Call and walkthrough. We visit, note condition, and gather what we need: keys, appliance details, utility accounts, condo rules if applicable.
- Rental analysis and proposal. A realistic rent range based on current comparables, a short make-ready list, and our proposal with every fee in writing.
- Agreement and onboarding. You sign the management agreement and set your repair approval limit and payout details.
- Make-ready and marketing. Repairs and refresh, professional photos, listing, showings.
- Screening and lease. Thorough, Code-compliant screening. You approve. Ontario Standard Lease signed, deposits collected.
- Move-in. Photo-documented inspection, keys, utilities and rent payments set up.
- Ongoing management. Rent, repairs, inspections, renewals and a monthly statement.
For a property that already has tenants
- Review. We review the current lease, rent history, deposits held and any open issues.
- Introduction. Tenants receive written notice of the change in management, with new payment instructions and how to request repairs.
- Inspection. With proper notice, we document the current condition of the unit.
- Business as usual. From the next rent date, everything runs through us.
What you'll do
