The Vaughan rental market

VMC is almost entirely new condo construction — great for investors, but often with pre-construction closings, PDIs and first-time leasing to manage. Woodbridge, Maple, Vellore and Patterson are detached and semi-detached family homes, many with finished basements leased separately. Kleinburg's larger homes suit executive leases.

Apartment buildings & commercial property in Vaughan

Vaughan has little old rental and a growing amount of new. Most purpose-built apartments are recent towers around the Vaughan Metropolitan Centre at Highway 7 and Jane, where suites first occupied after November 15, 2018 are generally exempt from the rent increase guideline. Older stock is limited to low-rise rentals in Woodbridge near Islington Avenue and Highway 7, and 1970s and 1980s mid-rise buildings on the Vaughan side of Thornhill along Bathurst Street and Centre Street. Maple, near Cortellucci Vaughan Hospital, is adding newer rental. Commercially, Vaughan is one of the GTA's main industrial markets. Concord, around Highway 7 and Keele, and the Pine Valley and Weston Road blocks north of Steeles hold 1970s to 1990s multi-bay units for contractors, distributors and food and furniture firms, while larger distribution buildings line Highway 427 and Highway 50 near the CPKC intermodal terminal. Retail runs from Vaughan Mills and the Colossus Centre to plazas in Woodbridge and Maple.

Local rules, handled

Additional residential units in Vaughan need to meet Building and Fire Code requirements and City requirements. Most VMC condos were first occupied after November 15, 2018, meaning the rent increase guideline generally doesn't apply — but notice requirements still do.

Yes. Multi-bay buildings in Concord, Pine Valley and along Weston Road are typically leased net, so taxes and operating costs flow through as additional rent. We bill monthly estimates, reconcile at year-end, maintain roofs, doors and paving, and, where the unit is in an industrial condo, work within the corporation's declaration and rules.

Do you manage older apartment buildings in Thornhill and Woodbridge?

Yes. The 1970s and 1980s mid-rises on the Vaughan side of Thornhill and the low-rise rentals in Woodbridge are generally still under the rent increase guideline, which is 2.1% for 2026. We issue increases with 90 days' written notice, catch up on deferred capital work and keep Fire Code inspections documented.
