Toronto mid-rise apartment and mixed-use buildings at dusk

Apartment, commercial & residential property management — Toronto & GTA

Toronto — · building line 24/7

Apartment buildings, commercial and mixed-use properties, condos and rental homes — leasing, collections, operations, compliance and one clear owner statement a month.

Why owners hand it over

Owning a rental should feel like owning an asset — not a second job. We take the calls, chase the rent, book the trades, keep the paperwork right and send you one clean statement every month.

24/7Emergency repair line for your tenants — answered by people, not voicemail.
1Monthly owner statement. Every dollar in and out, with invoices and photos attached.
10Communities across Toronto, Peel, York and Halton — local trades, local rules.
What we manage

Residential. Commercial. One team.

From a 40-suite rental building to a corner plaza or a single condo — same standards, same reporting.

Services

Full service means all of it.

Take the full package or just the pieces you need. Same team, same system, same statement.

A month, managed

The 1st, every month.

What a typical month looks like in a building we manage — and the statement the owner gets at the end of it.

How it works

Taking over, smoothly.

Five steps from first walkthrough to a building that runs itself — without disrupting tenants.

The full process

Property assessment

We walk the building, review the rent roll, leases, contracts and capital needs, and give you a clear picture.

Transition plan

Keys, records, deposits, vendor contracts and staff moved over — tenants notified properly, nothing dropped.

Leasing & tenants

Vacancies filled with screened tenants; existing tenants get one responsive point of contact.

Operations & compliance

Maintenance, life-safety systems, inspections and by-law requirements on a documented schedule.

Reporting & capital plan

One statement a month, budgets and a multi-year capital plan — so there are no surprises.

Where we work

Toronto & the GTA.

Local trades, local rules, local rent data. Each area page covers the neighbourhoods, housing types and by-laws that matter there.

FAQ

Questions owners ask.

Something else? Ask us directly

What does a property manager do?

We run the rental on your behalf: pricing and leasing the unit, screening tenants, collecting rent, handling repairs and emergencies, inspections, notices and Landlord and Tenant Board matters, and monthly financial reporting. You keep ownership and make the big decisions.

Do you manage apartment buildings and commercial property?

Yes. Multi-residential rental buildings, commercial properties (retail, office, light industrial) and mixed-use buildings are a core part of what we do, alongside condos and rental homes.

Which areas do you serve?

Toronto (including North York, Etobicoke and Scarborough), Mississauga, Brampton, Oakville, Vaughan, Markham and Richmond Hill. If your property is nearby, ask — we may still be able to help.

How much does property management cost?

It depends on the property and the services you need. We quote after a walkthrough and put every fee in writing in plain language — no surprises later.

Can you take over a property that already has tenants?

Yes. We review the existing lease, rent history and condition, introduce ourselves to the tenants and move rent and maintenance requests onto our systems with minimal disruption.

How do we get started?

Request a proposal or call us. We'll arrange a walkthrough, send a rental analysis and proposal, and once you sign, take it from there.
