Spend where it moves the rent
Not every upgrade earns its money back. A fresh coat of neutral paint, good lighting, durable flooring and a clean, modern bathroom usually do. Heated towel bars rarely do. We recommend work based on what comparable units in your neighbourhood rent for — and tell you plainly when something isn't worth it.
Renovating with a tenant in place
If work requires a tenant to move out, Ontario's rules are strict: there are notice requirements, compensation or a right of first refusal, and in Toronto a rental renovation licence from the City is required for renovations that need a unit vacated. We plan work around these rules so it's done properly and without costly mistakes.
Adding a unit
Basement apartments and additional residential units can significantly change a property's income. They also need to meet the Ontario Building Code and Fire Code, and many GTA municipalities require registration or permits. We coordinate the designers, trades and inspections, then lease and manage the new unit when it's ready.
Do you only do renovations for properties you manage?
Renovation management is designed for our management clients, so the unit goes straight from finished work to re-leasing without a hand-off.
How do you control costs?
Every project starts with a written scope and competitive quotes. You approve the budget; we report progress weekly with photos and flag any change before it's spent.
Can you help add a basement apartment?
Yes — we coordinate the design, permits, trades and inspections, then lease and manage the unit once it's legal and ready.
