Your obligation, our job

Under Ontario's Residential Tenancies Act, a landlord must keep a rental unit in a good state of repair and comply with health, safety and maintenance standards — regardless of what the lease says. Vital services like heat, hot water, electricity and fuel can't be withheld. In practice that means repairs need to happen promptly and be documented, so if there's ever a dispute you can show what was reported, when, and what was done.

How a repair moves through our system

  1. Report — the tenant submits a request with photos (or calls the emergency line).
  2. Triage — we decide what it is: emergency, urgent, or routine, and whether it's tenant- or landlord-caused.
  3. Dispatch — the right trade is booked and the tenant is given proper notice of entry.
  4. Close-out — completion photos, invoice and notes attached to the work order and your statement.

Preventive beats reactive

The cheapest repair is the one that never happens. We schedule annual furnace and HVAC servicing, test smoke and carbon monoxide alarms, clear gutters and downspouts, check caulking and weather seals before winter, and look for slow leaks at every inspection. Small habits keep big bills — and tenant complaints — away.

What counts as an emergency?

Anything that threatens safety or risks serious damage: active water leaks or flooding, no heat in winter, no power, gas smell, sewer back-ups, broken exterior doors or windows, and lock-outs.

Do you mark up contractor invoices?

Our pricing is set out plainly in the management agreement, and every invoice is attached to your statement so you can see exactly what work cost.

Can you handle condo units where the building manages common elements?

Yes. We deal with in-suite repairs and coordinate with the condo's property manager for anything involving common elements, such as risers or the building envelope.
