Why inspections are worth the visit

Most expensive problems in rentals are slow ones: a leak behind a vanity, a failing window seal, a blocked downspout pushing water toward the foundation. A routine inspection catches them while they're small. It also tells you how the tenancy is going — and gives a good tenant a chance to raise things they hadn't bothered to report.

Done properly, under Ontario rules

Landlords may enter a rental unit for inspections with at least 24 hours' written notice, between 8 a.m. and 8 p.m. We give that notice correctly, keep visits respectful and efficient, and focus on the condition of the property — not on how tenants choose to live.

What's in a report

  • Dated photos of every room, plus close-ups of anything notable

How often do you inspect?

At move-in and move-out, plus routine inspections during the tenancy at a frequency set out in your management agreement — and additional visits whenever something needs checking.

Do tenants have to let you in?

Yes, when entry is for a permitted reason such as an inspection and proper written notice of at least 24 hours is given. Entry must be between 8 a.m. and 8 p.m.

Can you inspect a property you don't manage?

Yes — we offer standalone inspections and condition reports, for example before you buy, or when you're preparing to hand a property over to management.
