The Mississauga rental market
Mississauga City Centre around Square One is dense with newer condo towers — many of them first occupied after 2018, and so generally exempt from the provincial rent increase guideline. Erin Mills, Meadowvale and Churchill Meadows are townhouse and detached-home neighbourhoods popular with families and with professionals working near Pearson and the business parks along the 401 and 403. Port Credit, Lorne Park and Clarkson attract higher-end lakeside rentals.

Mississauga's older rental towers date mostly from the late 1960s and 1970s, built along Hurontario Street through Cooksville, Dundas Street from Dixie to Erindale, and Bloor Street near Dixie and Mississauga Valley Boulevard before the City Centre existed. Port Credit adds mid-rise rentals near the lake, and new purpose-built rentals are rising beside the condo towers around Square One. Tenants range from long-term families and newcomers in Cooksville to students at the University of Toronto Mississauga and Sheridan's Hazel McCallion campus. The commercial inventory is larger than most owners expect. The employment lands around Pearson hold multi-bay industrial on Dixie, Tomken and Shawson; the Airport Corporate Centre at Eglinton and Renforth holds office and flex; and Meadowvale Business Park and Sheridan Park host corporate and research users. Retail runs from Square One to plazas in every neighbourhood and the main streets of Port Credit and Streetsville.

Likely, if it has two or more storeys and six or more rental units sharing a common area. Under the Rental Apartment Buildings By-law, run as the MARC program, those buildings register every year by July 31, keep service request, pest, waste and vital-service plans, and are inspected and scored by City officers. We confirm eligibility and run the program for the owner.
