Why vacancy is risky

Many home insurance policies require regular checks of a vacant property, and a burst pipe that goes unnoticed for two weeks in January is a very different claim from one caught within a day. Visible signs of vacancy — piled-up mail, unshovelled snow, dark windows — also invite trouble. Regular, documented visits address all of it.

Toronto's Vacant Home Tax

The City of Toronto requires owners of residential properties to declare their occupancy status every year, and charges a Vacant Home Tax on properties left vacant for more than six months of the year (with some exemptions). If your property is likely to sit empty, we'll talk through the options — including renting it out.

How often do you check a vacant property?

On a schedule agreed with you — commonly weekly in winter — and always after major storms or extreme cold. Check your insurance policy, as many specify a minimum frequency.
