A careful placement saves you a year of problems. We price the unit to the market, market it properly, screen applicants fairly and thoroughly, and hand over keys only after a signed lease and documented move-in inspection.

An empty month costs you one month of rent. The wrong tenant can cost you a year of it, plus repairs and a Board hearing. So we move quickly on marketing and showings — and slowly, carefully, on the decision.

How we screen

Every adult applicant is assessed the same way, with written consent: a full credit report, verification of income and employment, references from current and previous landlords, and identity checks. We look at the whole picture — rental history, credit and income together — rather than a single number.

Screening in Ontario has rules. The Human Rights Code prohibits refusing a tenant on grounds such as race, family status, disability, age, or receipt of public assistance, and income information may only be used alongside credit and rental history. We follow those rules carefully, which also protects you.

From “approved” to keys

  1. Offer and approval — you see a summary of the shortlisted applicant before anything is signed.
  2. Lease — the Ontario Standard Lease, plus clear additional terms (utilities, parking, snow, tenant insurance).
  3. Deposits — first month and last month's rent deposit collected before key release.
  4. Move-in — utilities transferred, keys handed over, and a photo-documented condition report signed by both sides.

Can I approve the tenant myself?

Yes. You see a summary of the shortlisted applicant — screening results, income and references — and give the final approval before a lease is signed.

Do you offer leasing only, without ongoing management?

Yes. Tenant placement is available as a standalone service; many owners start there and move to full management later.

Can I ask for a damage deposit?

No — damage deposits aren't permitted in Ontario. A last month's rent deposit and a refundable key deposit are allowed, and we collect both correctly.
