The Toronto rental market

Much of the old city is century housing — brick bay-and-gables and semis in Leslieville, the Annex, Roncesvalles and the Danforth — often carrying a basement apartment or converted into two or three units. Downtown and along the transit lines, it's condos: King West, Liberty Village, St. Lawrence, Yonge & Eglinton. The two need very different management: old-house plumbing, knob-and-tube questions and shared utilities on one side; building rules, elevator bookings and condo boards on the other.

Apartment buildings & commercial property in Toronto

Toronto's purpose-built rental stock is old and concentrated. The 1960s apartment boom left slab towers in St. James Town off Sherbourne and Wellesley, a wall of rental buildings along Jameson Avenue in Parkdale, the Davisville rental row on Broadway Avenue, Redpath and Erskine, and a cluster of towers in High Park North. Older three- and four-storey walk-ups, many from before the war, line side streets in the Annex and along the Danforth. Most still run on original boilers, risers and balconies, and tenants range from decades-long renters to new arrivals. Commercial property is mostly small: two- and three-storey main-street buildings on Queen, College, Dundas, Roncesvalles and the Danforth with a shop at grade and offices or apartments above, brick-and-beam offices in King West and Liberty Village, and light industrial in the Junction Triangle and South of Eastern near Leslie Street. Typical tenants are cafés, clinics, studios, trades and creative firms.

Local rules, handled

Toronto adds its own layer to Ontario's Residential Tenancies Act: the annual Vacant Home Tax occupancy declaration, the RentSafeTO program for apartment buildings of three or more storeys and ten or more units, licensing for multi-tenant (rooming) houses, and since July 31, 2025 a rental renovation licence when renovations require a tenant to leave. Across Ontario, the Residential Tenancies Act and the Ontario Standard Lease apply to most residential tenancies, and the rent increase guideline for units covered by rent control is 2.1% for 2026 and 1.9% for 2027. How the guideline works →

Do you manage basement apartments in Toronto?

Yes — basement and secondary suites are a large part of what we manage. We make sure each unit is set up with its own lease, clear utility terms and the safety features it needs.

Do you manage downtown condos?

Yes. We manage individual condo units for owners across downtown and midtown, coordinating with each building's management office.

Does RentSafeTO apply to my Toronto apartment building?

Generally yes, when the building is at least three storeys tall and holds ten or more units. RentSafeTO means annual registration, a tenant notification board, cleaning, pest and waste plans, a service request process and City evaluations. Smaller walk-ups are outside the program but still follow Toronto's property standards and the Ontario Fire Code. We handle registration and keep the records evaluators ask for.

Do you manage Toronto main-street buildings with shops below and apartments above?

Yes. These buildings run under two regimes: the storefront under its commercial lease and the Commercial Tenancies Act, the apartments under the Residential Tenancies Act. We keep separate leases and ledgers, recover taxes and common costs only as each commercial lease allows, and watch the fire separation, exhaust and noise issues that come with a restaurant below homes.
