Commercial is a different discipline

Commercial leases in Ontario are governed by the Commercial Tenancies Act and, above all, by the lease itself — not by the residential rules. Most leases are net: tenants pay base rent plus their share of operating costs and property taxes. That makes the quality of lease administration and cost recovery the difference between a property that performs and one that quietly leaks money.

Do you manage both commercial and residential?

Yes — including mixed-use buildings with retail at grade and apartments above, which need both disciplines at once.

What is CAM reconciliation?

Common area maintenance (and other operating cost) recoveries are billed monthly from a budget; after year-end we compare actual costs to what each tenant paid and issue a reconciliation statement with any balance owing or credit.

Do you lease commercial space?

We coordinate leasing, prepare offers and leases with the owner's lawyer, and track every term once the lease is signed.
