Why mixed-use needs a specialist
A main-street building with two storefronts and four apartments above is really two properties. The shops are governed by their commercial leases; the apartments by Ontario's Residential Tenancies Act, the Ontario Standard Lease and rent control. Mixing up the rules — for notices, repairs, entry or rent increases — is one of the most common and expensive mistakes owners make.
Keeping both sides working
We schedule noisy work around residents, keep commercial deliveries and garbage from becoming residential complaints, and make sure fire separations between uses are maintained. Operating costs are allocated fairly between the two uses so commercial recoveries are accurate.
Neighbourhood plazas
For strip plazas we run the common areas — parking lot, lighting, snow clearing, landscaping and signage — and administer every tenant's lease and recoveries so the plaza looks cared for and performs on paper.
Do residential rules apply to the shops?
No. Commercial units are governed by their leases and the Commercial Tenancies Act; the apartments above are governed by the Residential Tenancies Act. We manage each under the correct rules.
How are shared costs split?
We allocate operating costs between commercial and residential uses on a fair, documented basis — typically by area and by which systems serve which use.
