Commercial property management in Scarborough.
Scarborough's commercial property was built for the car. Strip plazas line Sheppard, Finch, Steeles, Kennedy and Midland; industrial units fill the Progress Avenue and Coronation Drive employment areas; and the Golden Mile along Eglinton is turning from big-box retail into a new district served by Line 5. Many plazas carry a deep mix of restaurants, grocers, clinics and services, often owned by small investor groups. Keeping that mix paying and the common areas in shape is the job.

Scarborough, specifically.
Commercial property management in Scarborough: the local picture
The Progress Avenue and Milner Avenue employment area near Scarborough Centre holds warehouse and office buildings and Centennial College's Progress campus, with Highway 401 at the door. Further east, Coronation Drive in West Hill houses heavier industrial users. In the north, Agincourt and Milliken plazas around Midland, Kennedy and Steeles serve one of the GTA's strongest Asian retail markets, and the Kennedy Road and Wexford Heights BIAs represent long stretches of storefronts. The Scarborough City Centre area is waiting on the Line 2 extension, while Birch Cliff and Kingston Road carry older motels, plazas and main-street retail. The University of Toronto Scarborough adds demand for food and services near Morningside.
Plazas here often have a dozen or more tenants, each with a different lease vintage and recovery formula. That makes CAM accuracy the owner's main lever: snow, parking-lot repairs, roof work and property tax must be split exactly as each lease allows. Commercial condominium plazas add a condo corporation's declaration and rules on top. Change of use is common — a retail bay becoming a clinic, a tutoring centre or a place of worship — and each needs a zoning check and often a building permit, because the Building Code treats some changes of use as an increase in hazard. We pair that with regular inspections of every unit.

Neighbourhoods we cover
Who pays snow clearing in a Scarborough plaza?
Usually the tenants, through CAM, in proportion to their floor area — but only if the lease says so. Some older gross leases exclude it, and anchor tenants may have caps. We budget snow as a contract plus a contingency, and reconcile actual costs after year-end according to each tenant's lease.
Can I lease a Scarborough plaza unit to a place of worship?
Only where zoning permits it, and Scarborough plazas vary widely. A place of worship is an assembly use, which brings occupant-load, exit and washroom requirements under the Building Code and can strain parking. We check zoning and permits first and involve a code consultant where needed.
