Scarborough City Centre is the cluster of condo towers, offices and civic buildings around Scarborough Town Centre at the 401 and McCowan. Since Line 3 closed in July 2023, replacement buses carry riders to Kennedy while the Line 2 extension to a new Scarborough Centre station is built.

Buildings and housing in Scarborough City Centre
The district grew around the mall and the Scarborough Civic Centre, with condo towers along Borough Drive, Town Centre Court and Ellesmere Road from the 1990s onward. Newer towers continue to rise, and some units were first occupied after November 15, 2018. Older rental apartment towers and townhouse complexes sit south of Ellesmere and along Brimley and McCowan. Commercial stock includes the office buildings around the civic centre and the light-industrial and office strip along Progress Avenue. The old Line 3 elevated guideway runs through the district and is no longer in use. Planned towers around the future subway station will add density in the years ahead.
Who rents in Scarborough City Centre
Students drive much of the demand. Centennial College's Progress campus is a short ride east, and UTSC is reachable by bus. City and provincial staff work at the civic centre, and Scarborough Health Network's General hospital at Lawrence and McCowan is nearby. Newcomers and young families take two-bedroom units. The Scarborough Centre bus terminal links TTC routes with GO buses, which makes the area practical for tenants who work outside the city. Furnished units suit international students arriving with only a suitcase, and they lease quickly in August and December.
Managing property here
Student tenancies need more structure: guarantors where income is limited, clear rules for roommates, and timing that matches the September and January intakes. An Ontario fixed-term lease does not end automatically, so we plan renewals and notices carefully. Condo units come with corporation rules and move-in bookings. The older towers south of Ellesmere need RentSafeTO compliance and capital planning. Office and retail space around the civic centre needs active leasing and flexible terms for smaller tenants. Yes. We screen students carefully, ask for a guarantor where income is limited, and time listings for September and January. We explain to owners how fixed-term leases work in Ontario, since a tenancy continues month to month unless it is properly ended.
Should I wait for the subway before buying or leasing here?
We don't price rents on future transit. The Line 2 extension is under construction, and we lease based on what comparable units are renting for today. When the station opens, we'll reflect the real change in demand.
