Old Newmarket, around Main Street South and the historic core near Fairy Lake, has Victorian and Edwardian houses, several long divided into suites. Gorham-College Manor and Bristol-London, built from the 1960s to the 1980s, have bungalows and back-splits with basements suited to second units. Glenway, Stonehaven and Summerhill Estates add larger 1980s to 2000s houses, and Woodland Hill and Copper Hills newer ones. Newmarket's By-law 2013-13, as amended, requires every house with an additional residential unit to register through a one-time application. Owners file documents from the fire department and the Electrical Safety Authority, or a final building permit inspection, and pay a one-time fee. Each ARU needs a private entrance, a kitchen, living and sleeping space and a bathroom. Provincial changes since 2022 allow most urban residential lots to carry up to three units. We keep the registration, ESA and fire records together and test alarms on a schedule, because a registered unit is only as good as its upkeep.
