The Newmarket rental market

Historic Downtown Newmarket, along Main Street South, has 19th-century storefronts with apartments above and older houses converted into units. Central Newmarket and Gorham-College Manor have 1960s–80s rental apartment buildings and townhouse complexes near Davis Drive and Yonge Street. Bristol-London, Huron Heights and Armitage are 1970s–80s subdivisions of detached homes and semis, while Glenway, Summerhill Estates, Stonehaven and Woodland Hill are newer family neighbourhoods. Many homes have basement units. The Town is directing new mid-rise and high-rise buildings to the Yonge and Davis corridors, close to Viva and Newmarket GO. Tenants include Southlake staff, York Region employees and families who want to stay near the schools. The business park around Harry Walker Parkway houses industrial and flex tenants.

Apartment buildings & commercial property in Newmarket

Newmarket's apartment buildings follow its two rapidway corridors. Older rentals and townhouse complexes from the 1960s to the 1980s sit along Davis Drive between Yonge Street and Main Street, around Southlake Regional Health Centre and on Yonge near Upper Canada Mall, while the low-rise buildings near Main Street are typically three storeys without an elevator. New mid-rise rental is adding supply on Davis Drive, now the town's main focus for rental growth. Tenants include Southlake staff, York Region employees and local families. Commercial property starts with Davis Drive itself, lined from Yonge to Highway 404 with medical and professional buildings, Upper Canada Mall and plazas. Main Street South is the historic downtown, with heritage storefronts and apartments above. The industrial and business-park areas lie east around Harry Walker Parkway and Mulock Drive near the 404, leased to manufacturers, distributors, trades and service firms, where clear yard and storage rules matter as housing grows nearby.

Local rules, handled

Newmarket's Additional Residential Unit by-law (By-law 2013-13, as amended) requires every ARU — basement apartments, in-law suites, second suites — to be registered with the Town through a one-time application. Each unit needs Fire Department and Electrical Safety Authority clearances or a final building inspection. Registered houses get a small "N" plate at the front. Up to three units are generally permitted on urban residential lots under the Planning Act. York Region handles transit, water and social housing; the Town handles zoning, permits and property standards.
