Condo units · Ajax

Condo rental management in Ajax.

Ajax has only a modest condo market. A handful of mid-rise and high-rise buildings sit near Kingston Road and the south end, and much of the rest is condo townhouses, stacked towns and back-to-back units in north Ajax. Tenants are commuters, staff at Ajax Pickering Hospital, workers at the business parks along the 401 and families who want a newer unit at a lower rent than Pickering or Toronto.

What we focus on

Ajax, specifically.

Townhouse-style condosMost Ajax condo units are stacked or back-to-back towns. We explain the corporation's rules to tenants and document unit condition room by room with photos at move-in.
Hospital staffAjax Pickering Hospital on Harwood Avenue South creates steady demand from healthcare staff. We plan showings around shifts and respond to applications quickly.
Wider comparablesAjax has too few condo listings to price on one building alone. We look at Pickering, Whitby and nearby freehold rentals as well before recommending a rent.
401 commutersTenants driving or taking GO to Toronto value parking and easy Highway 401 access. We list parking details clearly and describe the route to Ajax GO.

Condo rental management in Ajax: the local picture

Ajax's apartment condos are few and scattered, with mid-rises along Kingston Road, where Durham's Pulse rapid bus runs, and near Bayly Street within reach of the Ajax GO station on Westney Road. Pickering Village, the older core around Church Street and Kingston Road, has smaller buildings. North of Rossland Road, subdivisions built mostly since the 2000s include condo townhouse blocks and stacked towns. Employers include Ajax Pickering Hospital on Harwood Avenue South and the industrial areas along Highway 401.

With so few towers, Ajax rents are set as much by nearby townhouses and Pickering condos as by other Ajax suites, so we price with that wider set of comparables. Condo townhouses bring their own rule set: assigned parking, garbage pickup, snow responsibilities and exterior changes, and we make sure the lease reflects them. Most of Ajax's condo units are recent, and those first occupied after November 15, 2018 are generally exempt from the guideline. Where a building has elevators, we handle the move booking and tenant registration with the management office. Your declaration may also restrict short stays or set a minimum lease term, and we read it before the unit is marketed.

FAQ

Ajax questions.

Something else? Ask us directly

Do you manage single condo townhouses in Ajax?

Yes. A stacked or back-to-back town in Ajax needs the same care as a tower suite: screening, a proper Ontario lease, rent collection and repairs. We also coordinate with the corporation's manager on parking, waste and exterior issues that fall outside your unit.

How do you price an Ajax condo with few comparables?

We look beyond the building: recent leases of similar townhouses in Ajax, condos in Pickering and Whitby, and freehold rentals nearby. Then we adjust for size, parking, finishes and transit. Pricing realistically from the start avoids weeks of vacancy.
