The Ajax rental market

South Ajax still has the small 1940s wartime houses built for workers at the Defence Industries Limited plant, along with 1960s–80s rental apartment buildings near Harwood Avenue South and Bayly Street. Pickering Village, on Kingston Road at the western edge of town, is the historic core, with older houses and main-street storefronts. North of Kingston Road, Nottingham, Riverside, Applecroft and Westney Heights are 1980s–2000s family subdivisions, and Northwest Ajax is newer still. Downtown Ajax, around Harwood and Kingston, is where the town is adding mid-rise and high-rise buildings. Tenants include families, Toronto commuters and staff at Lakeridge Health Ajax Pickering hospital. Basement units are common in the northern subdivisions, and most of them are rented separately from the main house.

Apartment buildings & commercial property in Ajax

Ajax has a modest set of older purpose-built rentals, mostly low- and mid-rise buildings from the 1960s to the 1980s. They line Harwood Avenue South toward the lake, Kingston Road near the downtown core and the blocks around Bayly Street near Ajax GO, and Pickering Village adds older low-rise rentals. Lakeside buildings on Harwood South take more wind and moisture than those inland, so envelopes and balconies need closer watching. Tenants include working families, Toronto commuters and staff at the Ajax Pickering hospital. Industrial and business-park buildings sit near Highway 401 around Bayly Street, Harwood Avenue, Westney Road and Salem Road, used by manufacturers, logistics firms and trades. Retail power centres cluster on Kingston Road, including the Durham Centre area, and many neighbourhood plazas date from the 1980s and now face roof and parking-lot renewal. Pickering Village's nineteenth-century buildings on Old Kingston Road and Church Street hold shops, restaurants and offices.

Local rules, handled

Ajax tenancies follow Ontario's Residential Tenancies Act and Standard Lease. Under the provincial Planning Act changes of 2022, most urban lots with a detached house, semi or townhouse can have up to three units. In Ajax, every additional residential unit still needs a building permit and has to meet the Town's zoning by-law and the Building and Fire Codes. Durham Region handles water, transit and social housing; the Town handles zoning, permits and property standards. We confirm the unit's permit history before a lease is signed.
