Ajax began as a wartime munitions town, and the small houses built for its plant workers in south Ajax are still some of its most practical rental properties. North of Highway 401, 1990s and 2000s subdivisions carry many basement suites. Ontario permits up to three units on most urban lots, and Ajax Council has directed staff to move toward four. Plex & multi-unit management in Ajax: the local picture

South Ajax, between Highway 401 and the lake, holds the original 1940s wartime houses and later 1950s and 1960s bungalows on simple grid streets. Pickering Village, the older settlement along Kingston Road at Church Street, has heritage houses and larger lots. North of the 401, the subdivisions along Rossland and Taunton roads grew from the 1990s onward with detached homes and towns, many finished with separate basement entrances. Tenants commute on Lakeshore East GO from Ajax station or ride Durham Region Transit's Pulse service on Kingston Road, and many work at Lakeridge Health Ajax Pickering Hospital or in the industrial parks south of the 401.

Under the More Homes Built Faster Act, Ajax must allow up to three residential units on lots with a detached house, semi or townhouse, and in October 2023 Council directed staff to implement as-of-right permission for up to four units wherever those house types are allowed. In 2025 the Town also passed a zoning amendment on accessory dwelling units. Every new suite needs a building permit, and a building with more than three dwelling units is processed as a major permit. Fire separation, interconnected smoke alarms and a protected exit apply to every two-unit house, and we keep those items tested and documented.

Is a fourth unit allowed on an Ajax lot?

Provincial law permits up to three residential units on most urban lots with a detached, semi-detached or townhouse dwelling. Ajax Council directed staff in 2023 to allow up to four as of right, so confirm what your lot's zoning says today before you design for a fourth suite.

Can you take over a tenanted duplex in Ajax?

Yes: we review both leases, the rent ledger and any arrears, confirm who pays which utility, introduce ourselves to the tenants and move rent payments and repair requests to our system. You get one statement that shows each suite separately.
