Condo rental management in Richmond Hill: the local picture

The southern cluster at Yonge and Highway 7, around High Tech Road and the Langstaff GO station, has the newest towers and the most planned density. Bayview and Highway 7 and Leslie and Highway 7 add recent buildings near the business parks. Older 1980s and 1990s towers are scattered along Yonge north of Highway 7, often with larger layouts, and the historic village core and Richmond Hill GO station on the Richmond Hill line sit further north. VIVA Blue runs the Yonge rapidway, and VIVA Purple runs east along Highway 7 toward Markham.

Most suites near Highway 7 were first occupied after November 15, 2018 and are generally guideline-exempt, while the older Yonge towers usually are not, so we check each unit. Declarations here differ a lot on minimum lease terms, pets and short stays, and we read yours before marketing. Keep in mind that a no-pets clause in a lease is generally void in Ontario, but a pet restriction in a declaration can still bind a tenant. Subway plans move sale prices more than rents; we price leases on the transit that runs today. For owners still in interim occupancy at a new tower, we review whether your agreement allows leasing before registration.

Will the Yonge North Subway Extension raise my rent?

Over time, better transit usually lifts tenant demand near stations, and Richmond Hill Centre is planned as the terminus. Until trains run, we price on today's commute by GO, VIVA and car, and we revisit rent at each renewal as construction progresses.

Can my tenant move in before my Richmond Hill condo registers?

Sometimes. During interim occupancy the builder still holds title, and some purchase agreements limit leasing until registration. We review the agreement with you, and your lawyer confirms. If leasing is allowed, we prepare a standard lease and coordinate the move with the builder's management office.
