Since Line 1 reached Vaughan Metropolitan Centre in 2017, towers have gone up around Highway 7 and Jane, and older clusters in Thornhill and Woodbridge now compete with them. Condo rental management in Vaughan: the local picture

Vaughan Metropolitan Centre is the main node: Transit City, Expo City and other towers beside VMC station, with VIVA Orange on Highway 7 and the SmartCentres Place bus terminal next to the subway. In Woodbridge, mid-rise condos line Highway 7 near Islington and Weston Road, and Thornhill has towers around Bathurst and Centre Street near the Promenade. In Maple and along Rutherford Road, stacked towns are more common than towers. Nearly all VMC suites were first occupied after November 15, 2018, so they are generally exempt from the rent increase guideline.

That exemption gives VMC owners flexibility at renewal, but tenants will move if an increase is out of line with new listings nearby. Vaughan licenses short-term rentals only in a host's principal residence, so investor suites at VMC are long-term rentals. New towers often bring hundreds of units to market in the same weeks, and we plan for that by preparing listings before occupancy. We also handle move-in bookings, fobs and tenant registration with each management office. Older Thornhill and Woodbridge buildings generally follow the guideline, so we manage notices there differently.

Is my VMC condo exempt from rent control?

Most likely, if it was first occupied after November 15, 2018, which covers nearly every tower at Vaughan Metropolitan Centre. You still need 90 days' written notice and can raise rent only once every 12 months. We check the first-occupancy date and price renewals against current listings so good tenants stay.

Can I run a short-term rental in my Vaughan condo?

Not as an investor. Vaughan's licensing applies only to a host's principal residence, and many VMC declarations restrict short stays as well. We set up long-term leases that keep you compliant with both the City and your condominium corporation.
