Humber Bay Shores is a wall of condo towers between the Gardiner and the lake at Park Lawn and Lake Shore. Almost every rental here is an individual condo unit, which means owners compete directly with dozens of similar listings in the same buildings.

Buildings and housing in Humber Bay Shores
The area was a strip of motels until the late 1990s. Today towers line Marine Parade Drive along the waterfront and Lake Shore Boulevard West between Park Lawn Road and Humber Bay Park, most completed from the early 2000s through the 2020s. The older exceptions are Palace Pier and Palace Place at the mouth of the Humber, from an earlier era of lakefront condos. Grocery, restaurants and services sit in the podiums. The former Christie bakery site at Park Lawn is planned for a large mixed-use redevelopment with a future GO station, but as of mid-2026 the developer had paused the application, so the timeline is unclear. Some townhouse units sit at the base of the towers along Marine Parade.
Who rents in Humber Bay Shores
Tenants are mostly young professionals and couples who drive the Gardiner or take the streetcar or GO train downtown, plus downsizers who sold a house nearby and want to rent for a while. Many like the waterfront trail and Humber Bay Park on their doorstep. Corporate relocations bring short-term furnished demand. Because so many units are investor-owned, tenants have a lot of choice, and well-presented units lease first. Parking matters here: most tenants own a car, and units without a spot take longer to lease. A locker is a smaller but real selling point.
Managing property here
Leasing here is a competition, so photos, pricing and timing do most of the work. We look at what is listed in the same tower before we set the rent. Many units were first occupied after November 15, 2018 and are generally exempt from the guideline, but the 90-day notice rule and the 12-month interval between increases still apply. Each corporation has its own rules for move-in elevator bookings, deposits, pets and short-term rentals. Can I run my Humber Bay Shores condo as a short-term rental?
Generally not as an investment property. Toronto only allows short-term rentals (under 28 consecutive nights) in a host's principal residence, and many condo corporations restrict them further. We lease units on standard residential tenancies and can arrange furnished terms for corporate tenants.
My unit was first occupied in 2020. Is the rent controlled?
Units first occupied for residential purposes after November 15, 2018 are generally exempt from Ontario's rent increase guideline. You still need to give the tenant at least 90 days' written notice on the proper form and wait 12 months between increases. We track those dates for you.
