Plex & multi-unit management in Etobicoke: the local picture

Most plex stock sits south of the Gardiner in Mimico, New Toronto and Long Branch, where the Mimico and Long Branch GO stations on Lakeshore West and the 501 streetcar on Lake Shore carry tenants downtown. Humber Polytechnic's Lakeshore campus brings students and staff to the same streets. Up the Humber, Islington Village and the streets near the Kingsway have 1940s and 1950s houses on deep lots, and Rexdale's semis near Humber's North campus often carry a basement unit. Condo towers at Humber Bay Shores are a separate market from these houses.

Etobicoke uses the same citywide zoning as the rest of Toronto: a residential lot can generally hold four units since 2023, and garden suites can go in rear yards where setbacks work, which matters here because few streets have public laneways. The 2025 six-unit permissions did not extend to Etobicoke's wards. RentSafeTO covers buildings of three or more storeys with ten or more units, so a six-unit walk-up usually falls outside it, but its alarms, extinguishers and door closers still need regular Fire Code attention. In duplexes converted before mid-1994, the Fire Code's two-unit retrofit section is the standard we maintain and document.
