South of Lake Shore Boulevard West, between Park Lawn and Royal York Road, the streets running down to the water are lined with three- and four-storey brick rental apartment buildings from the 1950s and 60s, many with 10 to 40 units. North of Lake Shore up to the rail corridor are early 20th-century detached houses, a good number converted to duplexes and triplexes. Lake Shore itself is a main street of older storefronts with apartments above, now mixed with newer mid-rise condos. Around Mimico GO, at Royal York and Judson Street, older industrial land is being planned for new housing. Amos Waites Park and the Mimico waterfront park give the area its lakeside character.

Who rents in Mimico

Many tenants in the walk-ups have lived there for years and pay rents well below current market. New arrivals tend to be young couples and professionals priced out of downtown who want the 501 streetcar or a short GO ride to Exhibition and Union. Humber College's Lakeshore campus in New Toronto brings students and staff. Families rent the plexes and houses north of Lake Shore for the yards. Demand for well-kept one- and two-bedroom units is steady. Pet-friendly units close to the lake are especially sought after.

Managing property here

The walk-ups are the core of the work here. They often run on original boilers and plumbing stacks, have balcony guards and windows due for replacement, and lack an on-site superintendent, so a reliable response plan matters. Capital work done properly can support an above-guideline increase application at the LTB, within the rules. Most of these buildings meet RentSafeTO's threshold of three or more storeys and ten or more units. Toronto's rental renovation licence, in force since July 31, 2025, applies when renovations require a tenant to leave, and we plan projects around it. Can I raise rents above the guideline after replacing a boiler?

In some cases. A landlord can apply to the LTB for an above-guideline increase based on eligible capital expenditures, and the rules limit how much can be added each year and require proper documentation.
