The Milton rental market
Old Milton, around Main Street and Martin Street, has the town's oldest houses, a few small walk-up apartment buildings and storefronts with units above. Timberlea, Dorset Park and Bronte Meadows are 1970s–80s subdivisions of detached homes and semis. Most of the rest dates from the 2000s and later: Hawthorne Village, Beaty, Dempsey, Clarke, Harrison, Willmott, Coates and Ford are townhouse and detached neighbourhoods, many with finished basements now leased as separate units. Mid-rise and condo buildings are clustering near Milton GO and along Main Street East. On the commercial side, the industrial parks along Highway 401, Steeles Avenue and James Snow Parkway are full of logistics warehouses and flex units, and that is where much of Milton's commercial leasing happens.
Apartment buildings & commercial property in Milton
Milton's purpose-built rental is thin and mostly new. Old Milton, around Main Street and Martin Street, has a few mid-century low-rise apartment buildings and units above shops. Newer rental and condo buildings are appearing near Milton GO and along Derry Road, Thompson Road and Bronte Street, where the Town has directed density, so many owners are still setting first-year budgets and chasing builder deficiencies. Tenants are young households, GO commuters and staff at Milton District Hospital. Commercial property is where Milton stands out. The Milton 401 Business Park, along the highway near James Snow Parkway, holds logistics, manufacturing and service industrial built mostly within the last twenty-five years, and Derry Green is filling with large distribution buildings and the trades that serve them. Industrial condos are common in the newer multi-bay developments, adding a declaration and common expenses to every lease. Retail clusters around Milton Mall, Steeles Avenue and Derry Road, with older storefronts on Main Street.
Local rules, handled
Milton passed an Additional Residential Unit Registry By-law (By-law 032-2025). Since April 1, 2025, all new and existing ARUs — basement apartments, garden suites and similar units — have to be registered with the Town. The Town also permits up to three additional units on a lot with a detached house, semi or townhouse in urban areas with full municipal services. Halton Region provides water, wastewater and social housing. Tenancies follow the Residential Tenancies Act and the Ontario Standard Lease.
Across Ontario, the Residential Tenancies Act and the Ontario Standard Lease apply to most residential tenancies, and the rent increase guideline for units covered by rent control is 2.1% for 2026 and 1.9% for 2027. How the guideline works →
