Plex & multi-unit management in Milton.

Old Milton, around Main Street and Martin Street, has heritage brick houses and older bungalows close to Milton GO. Dempsey and Timberlea, from the 1970s and 1980s, have semis and detached homes with basements that convert well. The post-2000 subdivisions, including Hawthorne Village, Beaty, Clarke, Coates, Willmott, Ford and Harrison, hold thousands of townhouses and detached homes, many built with a side door or a separate basement entrance. Tenants include workers from the distribution centres near Highway 401 and James Snow Parkway, Milton District Hospital staff and families commuting on the Milton GO line.

Milton's zoning allows up to three ARUs, for four units in total, on an urban residential lot with a detached, semi-detached, semi-link or townhouse dwelling, as long as the lot has municipal water and sewer. The Town's ARU registration program began on April 1, 2025: each unit pays a one-time registration fee, a municipal law enforcement officer and a fire prevention officer inspect it, and the owner renews a compliance certificate online every year. Lots without full municipal servicing, including many rural properties, do not qualify. We keep the registration, inspection results and renewals together so a missed annual step never puts a suite out of compliance.

Is ARU registration mandatory in Milton?

Yes: since April 1, 2025, Milton requires additional residential units to be registered. A by-law officer and a fire prevention officer inspect the unit, a one-time fee applies, and the compliance certificate must be renewed online each year. We handle the scheduling and the annual renewal.

Can I have four units on my Milton lot?
