Old Milton, around Main Street, has older brick homes and postwar bungalows. Almost everything else is recent: Dempsey, Beaty, Clarke, Timberlea and Hawthorne Village filled in during the 2000s, and Willmott, Coates, Ford, Harrison and Cobban followed through the 2010s with detached homes, semis and freehold townhouses. Tenants are typically young families, workers at the distribution centres and industrial parks along Highway 401, Milton District Hospital staff, and Toronto-bound commuters using the Milton GO line or the 401. Because so many houses are new, the issues are different: new-home warranty deadlines, settling and lot grading, sump pumps that run constantly in young subdivisions, and builder-grade fixtures that wear out quickly. Houses first occupied after November 15, 2018 are generally exempt from the rent-increase guideline. Snow rules matter here: the Town plows sidewalks on school, transit and major pedestrian routes, and residents must clear every other sidewalk within 24 hours after a storm ends. Do Milton tenants have to clear the sidewalk?

Sometimes. The Town plows sidewalks on school, transit and major pedestrian routes after about 5 cm of snow. Sidewalks outside those routes are the resident's responsibility and must be cleared within 24 hours after the storm ends. We check which applies to your street and write it into the lease.

I bought pre-construction in Milton. When should I contact you?

A couple of months before closing is ideal. We can plan the listing, photograph the home once it is ready and screen tenants so the house is rented soon after you take possession. We also help you track deficiencies from the pre-delivery inspection so warranty claims are filed on time.
