The Oshawa rental market
Oshawa has more purpose-built rental than anywhere else in Durham, much of it 1960s–70s apartment buildings along Simcoe Street, King Street and around the downtown core. Older neighbourhoods like O'Neill, McLaughlin, Vanier and Lakeview are full of storey-and-a-half houses and bungalows built for auto workers, many now duplexes or homes with basement units. Downtown Oshawa, around King and Simcoe, has storefronts with apartments above and new rental towers. North of Taunton Road, Windfields, Samac and Kedron are newer subdivisions, and the streets near Durham College and Ontario Tech carry a lot of student housing. Industrial property follows the 401, around the GM complex and near the Oshawa Executive Airport, with smaller flex units on the arterial roads.

Oshawa has Durham's deepest stock of purpose-built rental. Towers and walk-ups from the 1960s and 1970s line Simcoe Street North and South, King Street and Bond Street downtown, and Ritson Road and Adelaide Avenue, many still on original plumbing and wiring. In north Oshawa, rental buildings near Simcoe Street and Conlin Road cater to students at Durham College and Ontario Tech University. Tenants are auto and hospital workers, families and students. Commercial stock is older and varied. South of the 401, industrial buildings along Farewell Street, Wentworth Street and near the Port of Oshawa house heavy and light industry, and smaller business-park buildings on Stevenson Road North serve aviation firms and trades near the Oshawa Executive Airport. Downtown storefronts and offices are seeing more conversions, often with fire separation and permit work attached. The Oshawa Centre at King and Stevenson anchors regional retail, and Highway 407 has opened the north end to new commercial development.
Local rules, handled
Oshawa requires a Residential Rental Housing Licence for rentals in the area around Durham College and Ontario Tech University, including the Simcoe Street corridor, under Licensing By-law 124-2024 (Schedule P). It covers individually owned units and multi-unit buildings under single ownership. Licences last two years, and an electrical inspection is required every four years or after electrical work. Lodging houses are not permitted in that area. Outside it, accessory apartments are registered with the City as two-unit houses. We check which rules apply to your address before leasing.
