Rental home management in Brampton.

Brampton has one of the largest stocks of rented detached houses and townhouses in the GTA, and since January 2026 it licenses them in every ward. Owners now need more than a tenant: licensing, insurance and property standards all have to be handled correctly. DF Property Management manages Brampton rental homes from the first listing to the year-end statement, so the paperwork is right and the house is cared for.

What we focus on

Brampton, specifically.

Rental licence handledWe prepare the Residential Rental Licence application, collect the insurance certificate and supporting documents, and track renewal dates so your Brampton house stays licensed without gaps or fines.
Basement unit complianceMany Brampton homes have a second unit below. We confirm it is registered as a legal additional residential unit before leasing it, or we rent the house as a single home instead.
Snow deadline built inThe 11 a.m. sidewalk deadline catches out-of-town owners off guard. Our leases assign it clearly, and we can book a contractor for corner lots and long frontages that tenants struggle with.
Family-sized wear planningBusy households mean more laundry, more cooking and more hot water. We service furnaces and water heaters every year and inspect mid-lease, sending you the dated photos.

Rental home management in Brampton: the local picture

Bramalea was built from the late 1950s as a planned community, and its letter-named sections hold back-splits, semis and row houses. Peel Village, Westgate and the streets around downtown Brampton mix older bungalows with infill, while Springdale, Castlemore, Credit Valley and Mount Pleasant are subdivisions from the 1990s to the 2010s, full of detached homes, semis and freehold townhouses, many with basement units. Tenants include large and multigenerational families, Brampton Civic Hospital staff, warehouse and logistics workers along Highways 410 and 407, Sheridan and Algoma University students, and commuters using the Kitchener GO line at Bramalea, Brampton and Mount Pleasant or Brampton Transit's Züm routes.

Brampton's Residential Rental Licence now applies across all wards to properties with one to four rental units. Applicants complete a landlord education module and show liability insurance, and renting without a licence can bring escalating fines. Snow is a household duty too: owners and tenants must clear the sidewalk by 11 a.m. the day after a snowfall ends, or the City may clear it and add the cost to the tax bill. Newer homes need regular furnace filter changes, HRV cleaning and eavestrough checks. For owners abroad, rent is subject to federal withholding, and we keep the numbers tidy for the accountant.

FAQ

Brampton questions.

Do I need a licence to rent out my house in Brampton?

In most cases, yes. Since January 1, 2026, Brampton's Residential Rental Licensing program covers every ward for properties with one to four rental units. Applicants complete an online landlord education module and provide proof of liability insurance. We can prepare the application and keep the licence current while we manage the house.

Who has to shovel the sidewalk at a Brampton rental?

Brampton's snow and ice by-law puts sidewalk clearing on the property owner or tenant, with a deadline of 11 a.m. the day after the snowfall ends. If a complaint leads to an order and the work still is not done, the City can hire a contractor and charge the owner through property taxes.
