Rental home management in Mississauga.

Mississauga is a city of houses and townhouses built in waves since the 1960s, and many of them are now rentals owned by people who have moved on. We manage those homes full-time: pricing, screening, the Ontario Standard Lease, rent collection, maintenance backed by a 24/7 line, inspections and one monthly statement. You keep the big decisions and set the repair approval limit yourself.

What we focus on

Mississauga, specifically.

Condo townhouse coordinationMany Mississauga townhouses sit inside condominium corporations. We work with the corporation's manager on common-element repairs and make sure tenants receive and follow the building's rules.
Corporate relocation leasesAirport-area and Meadowvale employers often move families in on short notice. We handle video showings, verify employment and line up move-in dates that suit relocation packages.
Newer-home rent rulesSome infill and new-build homes in Mississauga were first occupied after November 15, 2018. Where that applies, the rent-increase guideline generally does not, and we plan renewals with that in mind.
Creek-side water checksOlder homes near the Credit River and Cooksville Creek get sump, backwater valve and grading checks before the spring thaw and after major storms, with dated photos in your file.

Rental home management in Mississauga: the local picture

Each part of Mississauga reflects the decade it was built. Port Credit, Lorne Park and Mineola have 1950s and 1960s ranch bungalows on large lots; Streetsville keeps a historic village core; Meadowvale and Erin Mills were planned communities of detached homes, semis and townhouse complexes in the 1970s and 1980s; Churchill Meadows and Lisgar filled in through the 2000s. Renters include families relocating for Pearson airport, the Meadowvale and Airport Corporate Centre offices, Trillium Health Partners and University of Toronto Mississauga. Commuters rely on MiWay, Milton line GO stations at Streetsville, Meadowvale and Erindale, Lakeshore West GO at Port Credit and Clarkson, and the Hazel McCallion LRT corridor on Hurontario.

Many townhouse complexes from the 1970s and 1980s are condominium corporations, so we work within the condo's rules for windows, roofs and snow while the owner looks after the unit. Freehold owners face their own seasonal list: furnace servicing, eavestroughs under mature trees, and sump pumps in older basements near the Credit River and Cooksville Creek. Mississauga does not require residents to shovel the public sidewalk, and the City now plows secondary sidewalks as well as priority routes, but driveways and walkways remain the household's job. Owners living abroad stay subject to federal withholding rules on rent, and we keep the records their accountant needs.

FAQ

Mississauga questions.

Does my tenant have to shovel the public sidewalk in Mississauga?

No. Mississauga has no by-law requiring residents to clear the sidewalk in front of their home, and the City has extended its plowing to secondary sidewalks as well as priority routes. Your lease should still say who clears the driveway, walkway and front steps, and we set that up before winter.

Can you manage a house in a Mississauga townhouse complex?

Yes. We manage the unit and the tenancy, and liaise with the condominium's management office on anything that falls under the common elements. Tenants receive the corporation's rules at signing, and condo notices are forwarded to you along with our recommendation on what, if anything, needs doing.
