Rental home management in Vaughan.

Vaughan's rental houses tend to be larger, newer and more valuable than the GTA average, and their tenants expect them to be run that way. We manage detached homes, semis and freehold townhouses across the city for owners who live nearby, out of province or overseas, with screening that suits the house, prompt repairs and a monthly statement you can read in two minutes.

What we focus on

Vaughan, specifically.

Executive-home leasingLarger Woodbridge and Kleinburg homes rent to a narrower pool of applicants. We screen for income and references that fit the rent, and present the house with professional photography.
Newer-build exemptionsMany Vaughan homes were first occupied after November 15, 2018. We confirm the date from closing documents and explain how renewals can work when the guideline does not apply.
Systems on a scheduleIrrigation shut-off in the fall, furnace and air-conditioning servicing, and sump checks in spring are booked ahead of time. Each visit appears on your statement with photos.
Subway and Highway 7 accessBeing close to the VMC subway terminus or a VIVA stop widens the tenant pool considerably. We lead with transit and highway access when we write a Vaughan listing.

Rental home management in Vaughan: the local picture

Woodbridge grew through the 1980s and 1990s with brick detached homes, many with Italianate detailing, around the old village on Islington Avenue. Maple, Thornhill Woods and Vellore Village followed in the 1990s and 2000s, and Kleinburg and Nashville added large executive homes. Tenants are often relocating families focused on York Region school catchments, staff at Cortellucci Vaughan Hospital, workers at the logistics and manufacturing parks along Highways 400, 407 and 427, and commuters using Line 1 at Vaughan Metropolitan Centre, Barrie GO at Maple and Rutherford, or VIVA along Highway 7.

Big houses mean big systems: two-stage furnaces, central air, irrigation and sometimes a second laundry, all of which need scheduled service. Many homes built since the 1990s also have sump pumps that work hard each spring. City crews start plowing sidewalks once about 5 cm has accumulated, main roads first, so the lease terms that matter most cover driveways and walkways. A house first occupied after November 15, 2018 is generally exempt from the rent-increase guideline, which changes how renewals are planned. For non-resident owners, rent is subject to Canadian withholding unless other arrangements are in place, and we provide clean year-end records.

FAQ

Vaughan questions.

Something else? Ask us directly

Is my newer Vaughan house exempt from rent control?

Not entirely. If it was first occupied as a residence after November 15, 2018, it is generally exempt from the annual rent-increase guideline. Other Residential Tenancies Act rules still apply, including 12 months between increases and 90 days' written notice. We check the occupancy date and plan renewals around it.

Do Vaughan tenants have to clear the public sidewalk?

Vaughan crews plow public sidewalks after a snowfall of roughly 5 cm, starting with main roads and then moving into residential streets. Driveways, private walkways and steps are the household's responsibility, so we assign them in the lease or arrange a snow contractor for owners who prefer that.
