MPAC sets the assessment, and Peel Region's share is folded into the city tax bill — detail that matters when net-lease tenants question their recoveries. In older Malton and Cooksville plazas, a switch from retail to clinic or school is frequent and usually needs a zoning check and a building permit. Can I recover the BIA levy from my Port Credit tenant?

Usually, if the lease defines realty taxes to include levies and charges imposed by the municipality. The BIA levy is added to the tax bill, so under a typical net lease it is recovered along with the tax. Older or gross leases may differ, so we confirm the wording before billing.

What happens when a Mississauga industrial tenant leaves a unit damaged?

We compare the unit to the move-in report and photos, list the restoration items the lease requires and get quotes. Costs are charged against the deposit or invoiced to the tenant, and we keep the evidence file the owner's lawyer would need if the tenant disputes the claim.
