Concord, around Highway 7 and Keele, and the Pine Valley and Weston Road industrial blocks north of Steeles are the older core, full of 1970s to 1990s multi-bay units used by contractors, distributors, food and furniture firms. Newer, larger distribution buildings line the Highway 427 extension and Highway 50. Vaughan Metropolitan Centre, at Highway 7 and Jane, combines office towers with VMC station and Viva rapid buses. Retail ranges from Vaughan Mills and the Colossus Centre to neighbourhood plazas in Woodbridge and Maple, and village shops in Kleinburg, inside the Kleinburg-Nashville Heritage Conservation District.
The City's Comprehensive Zoning By-law 001-2021 replaced the old By-law 1-88 and is in effect except for lands and provisions still under appeal, so permitted uses in older industrial units should be checked against the current zone. Industrial condo corporations are common, which adds a declaration and rules to every lease decision. The realty tax bill carries City, York Region and education portions, and most industrial leases pass all of it through as additional rent. Is Vaughan's old zoning by-law 1-88 still relevant?
Mostly not. By-law 001-2021 is in effect for most of the city, but some sites and provisions remain under appeal, where earlier rules can still apply. Before approving a new use for a unit, we confirm which by-law governs the property and whether the use is permitted in that zone.
Who pays for a roof replacement in a Vaughan industrial building?
That depends on the lease. Many net leases treat roof replacement as a landlord's capital cost, sometimes recoverable by amortizing it over its useful life. Others are silent or exclude it entirely. We read each lease, prepare the capital plan and bill tenants only what the language supports.
