Plex & multi-unit management in Burlington.

Burlington's small multi-unit stock is spread across postwar Aldershot, the older grid around downtown, and 1960s and 1970s neighbourhoods like Brant Hills and Tyandaga. The City has allowed up to three units on urban residential lots since 2023 and has moved toward allowing four. Tenants come from Joseph Brant Hospital, the Hamilton and McMaster commuter belt and GO riders heading to Toronto. We manage these houses as small rental buildings.

What we focus on

Burlington, specifically.

Aldershot garden suitesDeep Aldershot lots can fit a detached rear unit. We help plan street access, separate utilities and a lease that works for a tenant living behind the main house.
GO commuter suitesUnits near Aldershot, Burlington or Appleby GO attract Toronto commuters on Lakeshore West. We list those suites with walking times and parking terms stated up front.
Escarpment-side maintenanceHouses near the escarpment and its creeks see runoff and basement moisture. We check sump pumps, grading and window wells each spring, because a wet basement unit cannot be rented.
Hospital and Hamilton rentersJoseph Brant Hospital staff and people working in Hamilton choose Burlington for its middle position. We verify income carefully and set lease starts that suit shift workers.

Plex & multi-unit management in Burlington: the local picture

Aldershot, around Plains Road and Aldershot GO, has 1950s bungalows and storey-and-a-half houses on deep lots that suit a garden suite. Downtown streets south of Fairview, near Brant Street and Burlington GO, carry older houses already divided into two or three units. Brant Hills, Mountainside and Tyandaga, built north of the QEW, offer side-splits with basements that convert well. Headon Forest and Millcroft have larger 1980s and 1990s homes, and Alton Village and the Appleby area add 2000s houses near Appleby GO. Many tenants work at Joseph Brant Hospital, commute to Hamilton or McMaster, or ride Lakeshore West into Toronto.

In September 2023 Burlington updated its Official Plan and zoning to permit up to three residential units on urban residential lots, and in early 2025 Council approved an Official Plan amendment to implement four units as of right, tied to the federal Housing Accelerator Fund. Because the zoning details are still being rolled out, check the current rules for your lot before planning a fourth unit. Each added unit still requires a building permit, separation from the neighbouring suite, interconnected smoke alarms and a safe way out. Where one gas and hydro meter serves the house, we settle the utility terms in each lease before move-in.

How many units can I have on a Burlington lot?

Burlington has permitted up to three units on urban residential lots since 2023, and Council has approved policy to allow four units as of right. Implementation details are still being finalized, so we recommend checking the current zoning for your property before planning a fourth unit.

Do you manage a single suite in an owner-occupied Burlington home?

Yes: if you live in the main house and rent the lower suite or a garden suite, we can manage screening, the lease, rent and repairs for that unit only. The Residential Tenancies Act still applies to a self-contained suite, even with the owner living upstairs.
