The Hamilton rental market
Durand and Corktown, below the escarpment, hold dense blocks of 1960s–70s rental towers alongside Victorian houses split into units. Kirkendall, Strathcona and Beasley are neighbourhoods of narrow brick houses and plexes. Westdale and Ainslie Wood surround McMaster University and are heavily student-rented. East of downtown, Crown Point and the streets around Ottawa Street are worker-era brick houses, many now duplexes. Up on the Mountain there are post-war bungalows and more rental towers near Mohawk College and the main arterials. Stoney Creek and Dundas are quieter suburban markets. Hamilton's apartment stock is large and old. Durand, around Charlton Avenue, Herkimer Street and Bold Street, holds the densest mix of 1960s and 1970s rental towers and walk-ups, with more in Corktown near Hamilton GO Centre. On the Mountain, towers line Upper James, Upper Wellington and Concession Street near Mohawk College's Fennell campus, and Westdale and Ainslie Wood serve McMaster students. Buildings with two or more storeys and six or more rental units now register under the Safe Apartment Buildings By-law. Commercial property is just as varied. The bayfront and the area around the Port of Hamilton host steel, logistics and heavy manufacturing in large older buildings, while the Red Hill Business Park and the Stoney Creek Business Park along the QEW hold newer multi-bay and distribution space. Storefronts run along James Street North, King Street East, Locke Street and Ottawa Street, and most main streets have their own BIA.
Local rules, handled
Hamilton's Safe Apartment Buildings By-law took effect January 1, 2026. Buildings with two or more storeys and six or more rental units must register every year and keep plans for cleaning, repairs and pest control. The Renovation Licence and Relocation By-law, in force since January 1, 2025, requires a licence within seven days of serving an N13. The rental housing licensing pilot in Wards 1, 8 and part of 14 became permanent in December 2025, covering houses and buildings with five or fewer units. Owners also file an annual Vacant Unit Tax declaration.
Across Ontario, the Residential Tenancies Act and the Ontario Standard Lease apply to most residential tenancies, and the rent increase guideline for units covered by rent control is 2.1% for 2026 and 1.9% for 2027. How the guideline works →

If it has two or more storeys and six or more rental units sharing a common area, generally yes. Registration is annual and comes with written plans for cleaning, repairs and pests. We can register on the owner's behalf and run the program.
