Buildings and housing in Islington Village

Dundas Street West through the village is a low-rise main street of shops, offices and restaurants, many with apartments above. The side streets were built out from the 1930s to the 1950s with brick bungalows and storey-and-a-half houses, and many now include a lower suite. Rental apartment towers from the 1960s and 70s stand along Islington Avenue and Bloor Street West near the stations. To the west, the area around Kipling station and the reconfigured Six Points interchange is being rebuilt as Etobicoke City Centre, with new condo towers and civic buildings. Montgomery's Inn, a restored 1830s inn at Dundas and Islington, gives the village its historic anchor.

Who rents in Islington Village

Transit drives demand. Islington and Kipling stations put tenants on Line 2 to downtown, and the Kipling transit hub links to Kipling GO on the Milton line, MiWay and GO buses into Mississauga. Workers from Sherway Gardens, the Queensway hospital and the offices along the 427 rent here. Families take the houses for the yards and schools, and the towers house a broad mix of long-term tenants, newcomers and commuters. Units close to the stations lease fastest. Two-bedroom units with parking are the hardest to find, and they rarely sit vacant.

Managing property here

Main-street buildings on Dundas combine a retail lease and residential tenancies in one property, so we manage the storefront tenant's obligations for signage, garbage and maintenance alongside the apartments upstairs. The older towers need capital planning for elevators, boilers and balconies, and those of three or more storeys and ten or more units fall under RentSafeTO. Houses with lower suites need separate leases, clear utility splits and working smoke and carbon monoxide alarms in each unit. New condo units near Kipling bring the usual corporation rules and post-2018 rent rules. Lower suites in older bungalows also need ceiling height and egress windows checked before they are leased. FAQ

Islington Village questions.

Something else? Ask us directly

Do you manage a storefront with apartments above on Dundas Street?

Yes. We manage the commercial lease and the residential tenancies together: rent collection for both, the storefront tenant's maintenance obligations, fire separation and alarm checks, and one monthly statement covering the whole building with invoices attached.

Is a unit near Kipling station a good rental?

Proximity to Line 2, Kipling GO and the bus hub makes these units easy to lease to commuters. We price against comparable units near the station and highlight the commute in the listing. For new condos we confirm the occupancy date and building rules first.
