Rental home management in Pickering.

Pickering sits right at the Toronto line, which makes its houses an easy sell to families who want more space and a GO train downtown. We manage detached homes, semis and townhouses here for owners who live locally, elsewhere in Ontario or abroad: pricing, screening, lease signing, rent, maintenance documented with photos and a monthly statement you can actually follow.

What we focus on

Pickering, specifically.

Snow by-law compliancePickering's 24-hour sidewalk rule applies to every owner, occupied house or not. We assign it to the tenant in writing or book a contractor, so you avoid City clean-up bills.
New Seaton homesSeaton and Duffin Heights homes may still carry Tarion warranty coverage. We record issues early with photos and help you meet the warranty deadlines before they lapse.
Scarborough-border demandMany Pickering applicants are moving from Scarborough for a bigger house. We price against comparables on both sides of the boundary so the rent is realistic and the house leases quickly.
Bay Ridges basementsOlder homes near the lake can have damp basements. We inspect sump pumps, window wells and downspouts before spring and after heavy storms, and log every finding.

Rental home management in Pickering: the local picture

Bay Ridges, near Frenchman's Bay, was one of Pickering's first postwar subdivisions and still has bungalows and back-splits from the 1960s. Amberlea, Liverpool, Highbush and Rosebank grew from the 1970s to the 1990s with detached homes and townhouse complexes, while Duffin Heights and the new Seaton community are builds from the 2010s and 2020s. Tenants include young families crossing from Scarborough, Ontario Power Generation employees, Ajax Pickering Hospital staff, and commuters using Pickering GO on the Lakeshore East line, Highway 401 or Highway 407.

Pickering's ice and snow clearing by-law gives owners 24 hours after snow or ice accumulates to clear abutting sidewalks; if they don't, the City can do it and bill the owner with an administration fee added. That applies whether or not the house is occupied, so out-of-town owners need a plan before the first storm. Lakeside homes near Frenchman's Bay benefit from sump and grading checks, older bungalows need furnace and electrical attention, and many Seaton and Duffin Heights homes are recent enough to be generally exempt from the rent-increase guideline. Owners abroad face federal withholding on rent, and we provide records for the accountant.

FAQ

Pickering questions.

What happens if the sidewalk at my Pickering rental isn't cleared?

Pickering's by-law requires owners to clear abutting sidewalks within 24 hours after snow or ice accumulates. If that doesn't happen, the City can clear it and charge the cost to the owner with a 25% administration fee. We make sure someone is responsible for it, in writing, before winter starts.

Do you manage homes in the new Seaton subdivisions?

Yes. Seaton is a large new community, so many owners there are first-time landlords with brand-new houses. We handle the first lease, warranty documentation, appliance registrations and the move-in inspection, and explain the post-2018 rent-increase exemption that generally applies.
