Rental homes · Whitby

Rental home management in Whitby.

Whitby rents to families, public-sector workers and GO commuters who want a house rather than an apartment. Owners range from long-time residents to investors in new Brooklin subdivisions. We manage Whitby rental homes end to end, with careful screening, an Ontario Standard Lease, rent collection, photographed repairs and a monthly statement that has the invoices attached. We also keep you on the right side of the Town's 24-hour sidewalk rule.

What we focus on

Whitby, specifically.

24-hour snow complianceWhitby gives owners one day to clear the sidewalk after snowfall. We assign that duty in the lease or book a contractor for owners who live away from Durham.
Brooklin new buildsBrooklin homes may be under warranty and exempt from the rent-increase guideline. We track both, so repairs are claimed correctly and renewals are handled the right way.
Downtown character homesOlder houses near Brock Street need trades who respect original features like trim, doors and windows. We document every repair with before and after photos.
Public-sector tenant poolRegional, hospital and college employees often make stable, long-term tenants. We verify employment directly and keep the screening process identical for every applicant.

Rental home management in Whitby: the local picture

Downtown Whitby, around Brock and Dundas streets, has Victorian and early 20th-century homes. Port Whitby near the harbour mixes older cottages with newer infill. Pringle Creek, Rolling Acres and Williamsburg were built from the 1970s to the 1990s with detached homes and townhouses, and Taunton North and Brooklin grew quickly in the 2000s and 2010s, helped by the Highway 407 extension. Tenants include families moving east from Toronto, staff at the Durham Region headquarters and Lakeridge Health Whitby, Durham College and Ontario Tech commuters, and Toronto-bound riders using Whitby GO.

Whitby's Property and Boulevard Maintenance By-law requires owners to clear ice and snow from abutting sidewalks within 24 hours after a snowfall, and the Town can do the work and bill the owner if they don't. Older downtown homes need attention to roofs, foundations and wiring. Newer Brooklin homes may still be inside Tarion warranty periods, and those first occupied after November 15, 2018 are generally exempt from the rent-increase guideline. Seasonal chores include eavestroughs, furnace servicing and sump checks. Non-resident owners face federal withholding on rent, and we provide clean records for their filings.

FAQ

Whitby questions.

Do Whitby owners have to clear the sidewalk?

Yes. Under the Property and Boulevard Maintenance By-law, owners must clear ice and snow from sidewalks bordering their property within 24 hours after a snowfall. If they don't, the Town may clear it and charge the owner. For rentals, we put the duty in the lease or arrange a contractor.

Is a newer Brooklin home subject to rent control?

A Brooklin house first occupied as a residence after November 15, 2018 is generally outside the annual rent-increase guideline. Other Residential Tenancies Act rules still apply, such as notice periods and the 12-month interval between increases. We confirm the occupancy date and plan increases accordingly.
