Bay Ridges and West Shore, south of the 401 near Frenchman's Bay, were built in the 1960s and 1970s with semis and bungalows that hold basement suites well. Amberlea, Liverpool and Highbush, north of the 401 along Liverpool Road and Brock Road, have 1980s detached houses and townhouses, many with side entrances. Rougemount and Rosebank have larger lots that can take a garden suite. In the north, Duffin Heights and Seaton are newer communities still filling in. Tenants include commuters on Lakeshore East GO from Pickering station, workers at Ontario Power Generation and the employers around Pickering Town Centre, and Durham College and Ontario Tech students.

Registration of additional dwelling units is mandatory in Pickering under By-law 8040/23, with the unit registered through both Building Services and Fire Services. The City now allows up to two additional dwelling units on most residential properties and can regulate their floor area, height, distance from property lines and parking, requiring no more than one space per unit. Suites that already existed on July 14, 1994 can be reviewed under the Fire Code's two-unit retrofit section. Pickering and Whitby also share a regional design catalogue for additional dwelling units, which can simplify planning a new suite.
