Condo rental management in East York.

East York is mostly a borough of houses and purpose-built rental towers, so its condo stock is smaller than North York's or Etobicoke's. What exists is concentrated at Don Mills and Eglinton, along Wynford Drive and in scattered smaller buildings. Tenants want quick access to downtown and the Don Valley Parkway, and many are families, healthcare workers at Michael Garron Hospital and professionals working in midtown offices.

Condo rental management in East York: the local picture

The biggest change is at Don Mills and Eglinton, where the Crosstown master-planned community and other new towers have gone up beside Science Centre station on Line 5 Eglinton. Wynford Drive has a row of 1980s and 1990s condo towers near the former Ontario Science Centre site. Thorncliffe Park and Flemingdon Park are dominated by rental apartment towers, but both are slated for stations on the future Ontario Line, which is expected to bring redevelopment. Elsewhere in East York, condo units are scattered and often sit in small buildings, so comparable rents take real research.

Because East York has few condo comparables, pricing needs a wider net: we look at nearby Leaside, the Danforth and Don Mills as well as the building itself. Newer suites around Don Mills and Eglinton are generally exempt from the guideline if first occupied after November 15, 2018; Wynford Drive units usually are not. Toronto's principal-residence rule bars investor short-term rentals here as everywhere in the city. Many owners in the Crosstown area bought pre-construction, and we can step in before occupancy to inspect, list and line up the first tenant. We also coordinate with the property manager on move bookings in buildings still settling their procedures.

Will the Ontario Line affect rents for my East York condo?

Better transit generally lifts tenant interest, and stations at Thorncliffe Park and Flemingdon Park are planned. We do not price on promises, though. We price on the commute that exists today and revisit rent at renewal once service actually opens.

Can you take over my new Crosstown-area suite at occupancy?

Yes. We can attend the pre-delivery inspection, list the unit before your occupancy date and have a tenant ready when keys are released. If the building is still in interim occupancy, we check your purchase agreement for any leasing restrictions with you first.
