Thorncliffe Park was developed from the late 1950s as a ring of rental towers along Thorncliffe Park Drive, and Flemingdon Park followed in the 1960s with towers and townhouses around Grenoble Drive and Deauville Lane. Crescent Town, by Victoria Park station on Line 2, is a third tower cluster. South of Mortimer and along Cosburn, Pape and Donlands, smaller walk-ups sit close to Pape and Donlands stations. Line 5 Eglinton, open since February 2026, runs along the northern edge of Flemingdon Park, with stations near Don Mills Road.

East York is governed by the City of Toronto Municipal Code. Towers of three or more storeys and ten or more units register with RentSafeTO and must keep a tenant service request process, pest control records and waste plans. Pest control matters a great deal here, because dense buildings with large households can spread an infestation through a stack quickly, and RentSafeTO expects documented treatment rather than one-off visits.
