Mississauga's plex market grew out of basement apartments added to houses built from the 1960s to the 1990s, and it is moving quickly toward three- and four-unit lots. The City requires every second unit to be registered, and since December 2023 it has permitted fourplexes as of right on low-rise residential lots. We manage registered two-unit houses and new fourplexes as one property, with a separate ledger per suite.

Older stock is concentrated in Cooksville and Applewood along Dundas and Hurontario, in Malton's 1960s and 1970s semis beside Pearson, and in Streetsville and Port Credit, where original lots are wide enough for garden suites. Erin Mills and Meadowvale add 1970s and 1980s semis and detached houses with full basements and separate side doors. Tenants include UTM and Sheridan students, airport and logistics workers, and families who rely on MiWay routes and the Hazel McCallion LRT line along Hurontario.
Mississauga's Second Units Registration By-law requires every second unit to be registered. Registration is free, but the unit must first meet the Building Code, Fire Code and zoning, and registered units go on a public list the City updates monthly. The Province already guarantees up to three units on most urban residential lots; Mississauga went further in December 2023 by permitting fourplexes as of right, in configurations up to three storeys that can include a partly above-grade basement. Garden suites and garage conversions are also allowed under the City's additional residential unit rules. In a two-unit house we keep alarms interconnected, the fire separation intact and the exit routes clear, because inspectors and insurers check those first.

Do I have to register my basement apartment in Mississauga?
Yes: under the City's Second Units Registration By-law every second unit must be registered. There is no registration fee, but the suite needs a building permit or proof that it meets the Building Code, Fire Code and zoning. Registered units appear on the City's public registry.
Can I turn my Mississauga house into a fourplex?
In many cases: since December 2023 Mississauga has permitted fourplexes as of right on low-rise residential lots, as long as the design meets the zoning rules, so you can go straight to a building permit without a rezoning. We can model rents and running costs for the four units before you commit.
