The core of the neighbourhood is 1950s and 60s ranch bungalows and side-splits on curving crescents, set on some of the largest lots in North York. Many have been rebuilt as large custom homes, and both versions lease to families. Condo towers came later. Kenaston Gardens grew up around Bayview station and the Bayview Village shopping centre from the early 2000s, and Concord Park Place has filled the land around Esther Shiner Boulevard near Leslie station with towers through the 2010s and 2020s. Purpose-built rental apartment buildings are scarcer here than in the rest of North York, so most rental stock is either a whole house or an individual condo unit. Retail sits mainly in the Bayview Village centre and the podiums along Sheppard.

North York General Hospital sits at Leslie and Sheppard, and its staff are a steady source of condo tenants who want to walk to work. Professionals commuting to the Consumers Road office park, to the 401 and 404 corridor, or downtown via Line 4 and Line 1 make up much of the rest. The houses attract relocating executives and families who want the local schools and are willing to sign longer terms. Corporate tenants often ask for furnished homes and for leases signed by the employer.
