Rental home management in North York.

North York houses rent to people who want a yard, a good school and a quick ride on the Yonge line. Plenty of owners bought here years ago, moved away and kept the house. We take over the full tenancy, from marketing, screening and the Ontario Standard Lease to rent, repairs and inspections, and report to you every month with invoices and dated photos, wherever you happen to live.

What we focus on

North York, specifically.

Bungalow and rebuild know-howAn original 1955 bungalow and a 2015 custom rebuild need different maintenance plans. We set one for each house, from sewer-lateral camera checks to high-efficiency furnace and HRV servicing.
School-year leasing calendarFamilies moving into North York school catchments want keys before September. We time listings and renewals so your house is shown in spring and early summer, when that demand peaks.
Yard and tree duties in writingMature maples and oaks drop a lot of leaves on these lots. Our leases spell out mowing, raking and snow, and we check Toronto's private tree by-law before any pruning or removal.
Line 1 and Line 4 pricingA house a short walk from Sheppard-Yonge or Finch station rents differently from one near Bathurst and Wilson. We price your home against comparables on the same transit line and bus routes.

Rental home management in North York: the local picture

The housing stock here is a map of the postwar boom. Don Mills was laid out in the 1950s as a planned community of bungalows, side-splits and townhouse courts. Willowdale and Bayview Village mix original 1950s bungalows with large custom rebuilds, while Lawrence Manor and Downsview have solid brick detached homes on wide lots. Tenants include families chasing sought-after school catchments such as Earl Haig, staff at North York General and Sunnybrook, York University faculty, and commuters using Line 1 at Finch, North York Centre and Sheppard-Yonge or Line 4 along Sheppard.

Big lots bring big lawns, mature trees and long driveways, so a North York lease has to say who mows, rakes and shovels. Because North York is part of the City of Toronto, the Vacant Home Tax declaration applies every year, tenant or not, and City crews plow sidewalks once 2 cm accumulates. Sixty-year-old bungalows often need new furnaces and water heaters, camera checks on clay sewer laterals invaded by tree roots, and eavestrough cleaning in late fall. Non-resident owners should expect Canadian withholding on gross rent unless other arrangements are filed with the CRA; we give your tax preparer clean figures.

FAQ

North York questions.

Something else? Ask us directly

Does the Toronto Vacant Home Tax apply to North York houses?

Yes. North York has been part of the City of Toronto since amalgamation in 1998, so every residential property here needs an annual occupancy declaration. A rented house owes no tax when a tenant lived there for the required period, but the declaration must still be filed on time. We handle the reminder and keep the supporting lease records.

My North York house is an older bungalow. Is it worth renting as is?

Often it is, but we walk through it first. Typical pre-listing items are a furnace and water-heater check, working smoke and carbon monoxide alarms, and a sewer-lateral camera inspection if the trees are large. You approve the list and the budget before anything is booked, and every job comes back with photos.
