North York's rental buildings are mostly towers on generous lots, put up in the 1960s and 1970s when the borough was the fastest-growing part of Metro Toronto. Owners manage large parking garages, long corridors, ageing elevators and a tenant base of families, students and newcomers. The densest rental clusters sit around Jane and Finch, along Driftwood Avenue and Yorkwoods Gate; at Bathurst and Steeles; in Parkway Forest near Don Mills and Sheppard; and up Yonge Street in Willowdale, where older rental slabs stand between newer condo towers. Don Mills mixed garden apartments and towers into its planned neighbourhoods from the late 1950s. Downsview and the Keele corridor hold mid-rise rentals close to York University and Humber River Health. Line 6 Finch West, open since December 2025, and the Line 4 Sheppard stations put many of these buildings within a short walk of rapid transit.
North York is part of the City of Toronto, so the same municipal code applies here as downtown: RentSafeTO for buildings of three or more storeys and ten or more units, Toronto's heating and cooling standards, and the Rental Renovation Licence for N13 evictions. Tower sites with surplus land attract infill proposals, and Toronto's rental demolition and conversion rules generally require replacement rental units and tenant assistance where a building with six or more units is affected. Ontario Fire Code inspections of alarms, sprinklers, standpipes and emergency lighting are monthly and annual obligations that we schedule and document for every North York building we run.

Are North York rules different from the rest of Toronto?
No. Since amalgamation in 1998, North York buildings follow the City of Toronto Municipal Code, including RentSafeTO, the heating and cooling standards and the rental renovation licence. What differs is the building type: bigger sites, more parking and larger family suites.
Can you manage a tower with a resident superintendent already in place?
Where the super is doing good work, we keep them, set written duties and response times, and review their work on every site visit. If the arrangement is not working, we handle the change with proper notice and without leaving the building uncovered.
